Crosland Greens

Located along Charlotte’s LYNX light rail line, Crosland Greens is a 36-acre transit-oriented development (TOD) designed with a focus on urban infill and sustainable design solutions. The development will include a neighborhood library, grocery store, office and retail uses, structured parking facilities, and numerous housing options.

Backing up to three existing neighborhoods, the LandDesign team conducted seven community meetings with approximately 300 attendees. Particular challenges include planning for a 48,000-square foot full-size grocery story on the TOD site. Also, plans for atypical rooftop signage to achieve a retro/modern industrial effect require approval from the city. Continuing collaboration between the city, county, developer, and designers is also necessary as current city standards do not allow for many sustainable practices planned for the site. As a first step, a rezoning effort has been completed, and LandDesign is now engaged in modeling and testing the proposed sustainable practices to prove sufficient levels of conservation.

For this project, LandDesign has collaborated with numerous design professionals regarding storm water reuse, sustainable site planning, landscape management programs, and innovative infrastructure techniques to improve the micro- and macro-environment as well as educate local neighbors, the development community, and city and state governing bodies regarding the benefits of sustainable design.
