LYV Broadway is the fourth phase of a multi-phased, multi-family development that thoughtfully integrates modern living within the cultural fabric of Downtown Carrollton. As a key component of the city’s Downtown Master Plan, the project strengthens the district’s identity by introducing new residential and retail offerings while fostering a vibrant, pedestrian-friendly atmosphere.
Strategically positioned next to the elevated DART light rail, LYV Broadway enhances accessibility and transit connectivity, supporting the city’s vision for a seamlessly connected downtown. LandDesign was engaged by High Street Residential to provide landscape architecture services that enrich the urban experience and strengthen the link between the development and the historic core.
LYV Broadway’s public realm is designed to foster a strong sense of place, offering flexible outdoor spaces that accommodate diverse resident needs. Intimate courtyards and activated public spaces further enhance the community’s inclusivity by offering places for gathering, recreation, and connection. By prioritizing placemaking, connectivity, and a people-first design approach, LYV Broadway not only expands housing options in Carrollton’s historic core but also contributes to the city’s broader efforts to connect new developments with its historic charm.
LandDesign collaborated with both the developer and the city to adhere to design guidelines while maintaining the project’s open space vision. The curated streetscape and amenity experience is both elevated and approachable, integrating textured hardscape paving, flexible seating areas, and layered planting palettes that soften urban edges while inviting activity. Custom site furnishings and organically arranged seating zones encourage community interaction, while the integration of greens for yoga, pets, and passive recreation support a lifestyle rooted in comfort and connection. The result is a landscape that doesn’t just complement the architecture but actively enhances the sense of place and everyday livability for residents and visitors alike.
With the light rail running adjacent to the project site, LYV Broadway transforms what would normally be seen as an infrastructure challenge into a defining design feature. Rather than turning away from the rail, the project embraces it as a backdrop for the main pool courtyard, reinforcing the sights and sounds of downtown living and creating a distinct sense of place. By treating infrastructure as an asset rather than a constraint, the project enhances both livability and the broader downtown experience, making it a model for integrating new development into historic, transit-rich settings. Community connections are further strengthened by enhancing the public streetscape, creating inviting pedestrian pathways, and reinforcing accessibility through access to the DART Light Rail. These elements provide increased mobility for residents of all backgrounds, including those who rely on transit for work, school, or daily activities.
