Leading the Way for a Pedestrian-Oriented Future
Integrating transit with 3 million square feet of retail, residential, and office space, The View at Tysons will create a rare walkable urban environment in traditionally car-dependent Tysons, VA.
Directly adjacent to the Spring Hill Metro station along the new Metrorail Silver Line extension, Clemente Development Company’s proposed development, The View, re-envisions Tysons’ sprawling suburban office park model into a walkable, mixed use urban center. Planned to include over 3-million square feet of mixed use development spread across six buildings, The View will be one of the largest developments ever approved in Tysons and is geared to completely transform the western gateway of Tysons. Characterized by an iconic tower soaring more than 600 feet in the air–the tallest building in the Greater Washington region, surpassing even the Washington Monument–the development will be a landmark for Tysons, signifying the region’s conversion into a dynamic, mixed use community.
The View is designed to be the optimal gateway location to draw people off the Metro and toward various destinations. Envisioned as Fairfax County’s main downtown, the development will include a mix of offices, residences, shops, restaurants, a luxury hotel, and even a performing arts center–all focused on a multi-block urban park. The View at Tysons is designed to function as a central destination, combining an expansive urban park and multi-faceted arts programming in a layout that connects these community assets to the broader neighborhood.
The project has a distinct vision of an integrated, vibrant hub of activity, art, and culture — one that will create a “signature gateway to the urban center,” furthering the goals of the Tysons Urban Center recommendations of the Comprehensive Plan. A multi-block urban park blends the mix of uses, creating a connected core around which public life can thrive. Designed for programming and activation, the park features a “theater on the green” plaza for performances and a pedestrian-friendly street designed to accommodate festivals.
Featuring dynamic light installations, interactive water features, an outdoor amphitheater, a shaded sculpture park and an elevated promenade, the multi-faceted arts programming adds a layer of animation in experiencing the space, creating a unique sense of place for the development and fulfilling the overall vision of the site as an “arts hub” within Tysons.
Pushing Through to Make a Statement
Two buildings exceed the 400-foot height limit set in the Tysons Comprehensive Plan requiring convincing the county board to make an exception, a challenge the client overcame to keep the overall vision intact.
The Spring Hill Metro station was the catalyst for major redevelopment in the western section of Tysons. To achieve the County’s vision as the gateway to Tysons West, The View needed to draw people off the Metro and entice them to explore the surrounding community. To provide the desired welcoming and alluring experience, an active public space directly fronts the station, reaching outward to the surrounding community.
