Babcock Ranch is a ground-breaking town that sets a new standard for resilient infrastructure, pushing the boundaries of energy, mobility, and technology in community planning.
Babcock Ranch is America’s first solar-powered town that redefines the future of sustainable master planned communities. Spanning 18,000 acres and surrounded by 73,000 acres of preserved land, the town inspires an active lifestyle where residents have access to innovative technology, an inviting social network, and resilient infrastructure, all while being deeply connected to nature. In 2016, Kitson & Partners, the project’s developers, invited LandDesign to participate in a design competition and charrette for Perfect Game, a sports and entertainment venue that would position the town as a regional recreation destination.
While Perfect Game did not move forward, the process revealed a stronger need for a renewed direction for growth, land use, phasing, and implementation that would attract homebuyers, homebuilders, and businesses in a slowly rebounding market. LandDesign’s storytelling approach to master planning resonated with the client, leading them to engage our expertise to bring a fresh perspective to the planning and design process for the next phase, Founders Square.
For nearly a decade, we have served as an extension of the development team, providing guidance through every phase to ensure the vision remains intact as the market evolves. LandDesign has led the planning and design for mixed-use districts, residential nodes, parks and open spaces, active transportation networks, streetscapes, and more. Every sketch, charrette, and design decision has been in service to creating a place that builds upon and advances Kitson’s original vision for Babcock Ranch.

Evolving with Babcock Ranch
With nearly a decade of involvement, this project has transcended generations of firm leadership and design expertise. LandDesign has been involved with over 20 key projects at Babcock Ranch and continues to pioneer future development, bringing the next best thing to the community.
Babcock Ranch is more than a solar-powered town: it’s a bold redefinition of what hometown means. Working in tandem with Kitson’s residential and commercial teams, we clarified the land use, development program, circulation, and, ultimately, the everyday experience of residents. We established a clear framework for three distinct “towns” within Babcock Ranch: WestTown, anchored by Founders Square as the village center, MidTown, envisioned as the urban downtown, and EastTown, a destination defined by its environmental connections.
Through thoughtful master planning, urban design, and landscape architecture, LandDesign supported Babcock Ranch’s evolution from big-picture vision to detailed design. Early concepts incorporated autonomous vehicle technology, leading to adaptable infrastructure where cartways could shift into pedestrian paths. We proposed converting roadways into greenways, refined scale and mobility studies for Founders Square, and designed key civic and open space assets, including the town’s first school and park, to serve as connective tissue between districts. Every decision was made to ensure Babcock Ranch delivers a complete, people-first experience, today and in the future.
Looking to the Future
During the COVID-19 pandemic, LandDesign was charged with leading MidTown's planning efforts as interest in Babcock Ranch grew. The plan leverages the parcel's natural features and conservation land, including Curry Creek canal, to announce a new chapter for the community. We weaved together a linear park system with six residential nodes to enhance connections to preservation areas and create a multimodal parkway.
As momentum built, the client’s focus shifted to densifying key urban
districts, evolving Founders Square into a more vibrant, mixed-use
destination, and designing MidTown as a future hub.
Building a new town in the heart of Southwest Florida meant designing with nature as both constraint and collaborator. At Babcock Ranch, LandDesign responded to the site’s isolation and low elevation with a resilient master plan framework, one capable of weathering hurricanes, managing floodwaters, and evolving alongside the region’s shifting climate. Working with Kitson & Partners, our team crafted a plan that not only embraced the site’s natural systems but provided the flexibility to adapt with market needs over time. Designing both the town and its supporting infrastructure from the ground up allowed every decision, from land use patterns to utility corridors, to reinforce the shared vision of a connected, livable, and enduring hometown.
By aligning infrastructure with the natural environment, the master plan makes resilience a lived experience. Streets, parks, and greenways are shaped by the site’s hydrology, transforming stormwater systems into community amenities that invite recreation, education, and everyday connection with nature. The road network draws the landscape into the public realm, weaving native systems through corridors, trails, and park spaces. Through this integration of land planning, urban design, and landscape architecture, Babcock Ranch embodies a sustainable framework, and a shared sense of stewardship, where the town and the land truly thrive together.
