This mixed-use development is the first of its kind in Tampa, and the city's newest destination district.

Located strategically between the Westshore and Downtown districts, Midtown Tampa is an energetic, modern mixed-use neighborhood, providing a unique urban environment for the Tampa Bay community. The 22-acre neighborhood seamlessly integrates 1.8 million square feet of mixed-use development including 240,000 square feet of retail space, three Class A office buildings, 400 residential units, a 225-room hotel, and four acres of public spaces. A central green space, lake, and recreational trail support the walkability and pedestrian experience throughout Midtown Tampa.

Previously a dull office district, Midtown Tampa has blossomed into a lively urban destination full of shops, restaurants, entertainment, and more. In the mid-2010s the developer envisioned this contemporary mixed-use experience for Tampa but was restricted due to the antiquated zoning codes. LandDesign helped the developer navigate the zoning amendment process to bring this dynamic vision to life. The design team helped activate the stormwater retention pond into what is now known as Midtown Lake, a beautiful community amenity surrounded by nature trails with an adjacent dog park. They also saw the opportunity to utilize green space on the site to form Midtown Commons, a central open-air plaza that has become the heart and soul of the neighborhood. These revisioning efforts helped not only achieve the necessary public open space but reaffirmed Midtown Tampa as a versatile destination for events and gatherings of all types.

Preserving the Community’s Central Vision on Every Parcel

LandDesign was trusted with the landscape architecture and streetscape design throughout the entirety of the Midtown Tampa site. With this came the responsibility of ensuring a cohesive pedestrian experience across every parcel. With a large team of subconsultants overseeing various design and infrastructure components, LandDesign became the unifying voice to preserve the integrity of the client’s vision. Looking at the site as a whole, we coordinated efforts between the subconsultants allowing Midtown Tampa to develop into the vibrant mixed-use district it is today.

A Reflection of the Natural Environment

Midtown Commons was positioned to be the central gathering area for the entire Midtown Tampa community. As a key component to the neighborhood, our designers saw the opportunity to make a statement through art and engaged internationally acclaimed sculptor Okuda San Miguel to craft a central art installation. He illustrated the balance of nature and civilization through a colorful sculpture of a turtle emerging into the world.
