This luxury multi-family development situated in the middle of a gritty, hold-on-to-your-roots neighborhood in Denver embraces the community character: tenacious, bold, and creative.
Denver’s River North Art District (RiNo) is constantly evolving, influencing, and pushing the boundaries of the neighborhood by exploring the creative arts. Novel RiNo takes the same approach, driven by a curated environment that offers more than just murals and sculptures with a well-rounded experience that celebrates art and individuality.
LandDesign worked with Crescent Communities to absorb the neighborhood vibe and use it as the foundation for design and decision-making to offer a unique sense of home, supporting nearly 500 luxury residential units split between two towers atop more than 15,000 square feet of retail space. From streetscape plazas to amenities, each area is connected to the next by a continuous ribbon of creative materials and experiences.
The RiNo district thrives on grit and creativity — wandering off the beaten path is a daily ritual for those who embody the neighborhood spirit. Novel RiNo offers these moments of discovery through unique environmental installations, hardscape, and furniture that are linked by ribbons of art and colorful plant palettes, supported by patterns, shapes, and colors that elevate the luxury experience. Courtyards and terrace amenities blend indoors and outdoors through family room-style living spaces and outdoor areas including The Backyard, The Hangout, and The Park. The feeling of home bleeds into the streetscape through landscape and small public plazas, inviting in the artful spirit of the RiNo neighborhood.
A variety of development stipulations apply to this project, a challenge that LandDesign views as an opportunity. The RiNo neighborhood requires new development to include an arts component. While murals and sculpture are common and welcome solutions, LandDesign sought to add more depth by engaging hardscape, landscape and accessories with the art experience.
Denver’s strict Green Building Ordinance inspired Crescent Communities to seek National Green Building Standard Bronze level certification, influencing plant selection and water management solutions.
