Reimagining a Place for Community
Turning Tradition Into a Residential Retreat
White Fence Farm was formerly a cultural hub of activity and “eatertainment” icon, serving fried chicken to the Colorado community for the last 45 years. As a popular weekend destination for Lakewood residents, White Fence Farm hosted community gatherings and events, with its iconic American barn positioned at the heart of the venue. As Lakewood’s housing demand continues to increase without the needed supply, Crescent Communities saw an opportunity to safeguard White Fence Farm’s legacy. The 7.4-acre parcel has been redeveloped into a residential solution, creating 202 multi-family units that provide much-needed relief from the strained housing market. LandDesign provided landscape architecture services, infusing a modern back-porch lifestyle into the site’s amenity-rich spaces surrounding the central barn.
Building on White Fence Farm’s storied past, LandDesign embraced its cultural context and existing site conditions. Rather than erasing its memory with new construction, our designers recognized the barn as an opportunity to anchor the future in authenticity. Subtle homages to the property’s prairie roots were incorporated through a white rail fence motif and crabapple “orchard” at the entrance while reimagining the former central food hall with a sense of continuity and character that could carry it into the next life.
Outdoor amenities play an essential role in fostering connection and engagement. The redesigned barn now serves as a clubhouse for residential events like wine nights, food truck pop ups, and movie nights. The central courtyard acts as a “living room,” featuring outdoor kitchens, smokers, and pizza ovens sprinkled throughout the site while a long farmhouse dining table invites residents to connect over shared meals. Flagstone paving links the kitchen, fitness wing, and dining areas together, creating a strong sense of cohesion. The network of paths is complemented by an open lawn and flexible green space, ideal for recreation, events, or simply enjoying the outdoors. Green lawn spaces, native plants, and flower garden-framed seating along key circulation paths further emphasize the nods to nature.
Layered Luxury Design
Novel White Fence Farm’s outdoor experience convenes around its thoughtfully designed pool and spa zone, elevated for both function and visual appeal. A two-foot raised deck creates a distinctive lounge area complete with private cabanas for a resort-like retreat. Subtle, six-inch step-ups from the pool to adjacent decks help define the space while maintaining circulation. These intentional elevation changes create layers of comfort and privacy.
While the vision for Novel White Fence Farm is grounded in authenticity and thoughtful placemaking, the site presented several unique development challenges. Lakewood’s city ordinance included specific tree-save requirements, challenging LandDesign to update tree inventories in real time. Our designers worked closely with surveying arborists and city officials throughout construction to preserve as much of the existing canopy as possible, adapting plans to build around natural obstacles.
Additionally, the project site was initially flat, requiring the flood plain to be shifted to ensure developmental compliance. With the help of our civil engineering team, we adjusted the 100-year flood boundary while simultaneously protecting critical stormwater corridors. The site’s fire department access and on-site parking also required strategic solutions, such as drive aisles around buildings, proper turn radii, fire hydrant placements, and clear paths for emergency personnel.
Honoring the Past, Designing for the People
Multiple charrettes and community interest meetings guided the decision for the former food hall to serve as a heritage anchor. The legacy of White Fence Farm lives on in the memories of those who visited in its prime, while its redevelopment into a residential offering marks a new chapter for the Lakewood community.
